Proposed Guild Inn Re-development.
These before and after images are an artistic representation of a proposed redevelopment suggestion for the Guild Inn.
Obviously, the name "Guild Inn" lends itself to either a Hotel or a
Pub. The Idea of a pub style restaurant could be the centrepiece for a
"Mainstreet" similar to Unionville's Main Street. A variety of shops
and restaurants would draw people, year round and would be a welcome
addition for Guildwood residents to enjoy, keeping these ventures
successful.
When an event such as an art festival, or a play in the Greek Theatre occur, patrons would be able to
stay longer, since they would be able to eat, without having to leave
the Village. Staying longer would allow them to investigate other
interesting diversions such as antique shops, art galleries and other
boutiques. People
visiting the Guild Inn would also recognise the wonderful neigbourhood we
live in, and would want to live here too, creating greater demand for
resale homes, thus increasing the property values all over Guildwood.
In the last few years, the planned, and greatly anticipated "Port Union
Village Common" was cancelled, leaving a huge void in Scarborough. The
Guild Inn could fill this Vacuum.
The beauty of this plan would be the ability to work in phases. As the
first phase begins, (a pub style restaurant) other businesses would be
eager to join in.
The original hotel plan
allegedly
called for the ability of investors to purchase shares in the project,
described as condominium units (link expired). This would not have allowed the purchaser to
live in the unit but rather to own an investment in the whole project. Paul Ainsley, however, denies (link expired) that this was ever the case.

A
condo concept
could easily be adapted to allow businesses to "own" the retail pad
they would occupy, benefiting from any increases in real estate value,
while constrained by a strict condo agreement. The sale of these retail
pads would raise the capital required to restore the buildings or,
alternatively, to build new ones. Condo fees would guarantee a steady
stream of funds to maintain the buildings and grounds. Property taxes
on these units would provide funding to maintain the surrounding park.
